October 1982 I rented my first factory in Owen Road Kelmscott, WA. There were no gates just a car park in front of the factory then the road.
The factory had a four meter wide sliding door with a hand hole on the locking side. The door closed next to a factory column, a piece of mild steel chain was welded to the column.
To lock the sliding door when closed the chain is put through the hand hole then locked at the front with a padlock.
I did not think about security before renting my first factory but after moving in I realised my factory can be easily broken into.
I looked at other factories in the Kelmscott industrial area, all factory doors were locked using the same method.
Same factories had double gates to open before opening the factory door, they all used the same method to lock the double gates, a piece of mild steel chain welded to the center of one gate. To lock them together the chain is placed through the hand hole on the other gate then locked with a padlock.
1995 I was renting my third factory, this one like the last factory had double chain mesh gates to open before opening the factory door.
During 1996 and 1997 this factory was broken into twice, the first break-in the padlock was broken, the second time the mild steel chain was cut. Both times money and power tools were stolen.
After my first factory break-in I used the same chain and bought what I thought was a higher security padlock compared to the last. After the second break-in I bought thicker 6mm diameter mild steel chain and used the same padlock.
A couple of months later when I arrived at my factory, I got out of my car walked to the gates and saw someone had tried to break-in. He or she had cut half of the mild steel chain link.
I un-locked the gate and my factory door, went inside I saw my answering machine flashing. I listened to the message it was from the security guard saying he chased off two people attempting to break-in.
After this attempted break-in I thought there had to be a more secure method to stop thieves cutting chain or breaking a padlock. I did some research, to my surprise there was no other security device available to replace a chain and padlock.
